Insulation Before & After in Irvine, CA

Anyone can tell you they do clean work. Seeing it is different. Over 15 years serving Irvine, we’ve pulled back enough attic hatches and opened enough walls to know what real problems look like, and what a proper fix should look like when we’re done. These transformations are representative of jobs we complete all over Orange County. Photos show the condition we found on arrival and the result we left behind.

Recent Transformations

Attic Insulation Removal & Replacement After a Rodent Infestation

[Photo placeholder: Attic before – matted, soiled fiberglass batts with visible rodent droppings]
The problem: years of rodent activity had compressed and contaminated the original fiberglass. We removed everything, sanitized the decking, air-sealed penetrations, and blew in Owens Corning AttiCat to R-38. The result: a clean, uniform thermal layer that finally performs.

Spray Foam Insulation in a Vaulted Ceiling That Couldn’t Hold Temperature

[Photo placeholder: Before – sparse, sagging fiberglass in vaulted cavity. After – smooth beige Icynene spray foam filling the full cavity]
This Irvine homeowner had one room that ran eight degrees warmer than the rest of the house every August. The old insulation had slumped, leaving bare drywall. We sprayed Icynene ProSeal closed-cell foam into the cavity, which air-seals and insulates in one pass. The room now holds within two degrees of the rest of the home.

Crawl Space Encapsulation in a Damp, Musty Pier-and-Beam Home

[Photo placeholder: Before – exposed dirt crawl space with standing moisture. After – white 12-mil vapor barrier running wall to wall with taped seams, sealed around piers]
The crawl space under this home in the Woodbridge area of Irvine was open dirt with a residual smell that crept into every room. We installed a 12-mil reinforced vapor barrier with sealed seams, brought the barrier up the stem walls, and sealed the vents. Humidity inside the home dropped within a week.

Radiant Barrier in an Attic That Hit 140 Degrees in Summer

[Photo placeholder: Before – exposed rafters with visible heat distortion in photo. After – foil-faced radiant barrier stapled cleanly to the underside of rafters]
Attic temperatures in Irvine regularly top 130 degrees from June through September. That heat radiates through the ceiling insulation and into your living space. We stapled a perforated radiant barrier to the underside of the roof deck on this job. Combined with existing R-30 blown-in insulation, the homeowner reported the AC cycling noticeably less by late July.

Blown-In Insulation Top-Up in a 1990s Home That Never Felt Warm Enough

[Photo placeholder: Before – thin, settled insulation barely covering the tops of ceiling joists. After – a full, even 18 inches of fluffy Cellulose insulation with depth markers visible]
A lot of Irvine homes built in the early 90s shipped with about R-19 in the attic, and settling takes it lower. We air-sealed the top plates and blew GreenFiber cellulose up to R-44. The homeowner told us the upstairs bedrooms finally stay warm in winter without running a space heater. The Whole-Home Energy Audit we ran before the job told us exactly where the gaps were, so we didn’t guess.

Wall Insulation in a 1960s Tract Home With Empty Stud Cavities

[Photo placeholder: Before – an open wall during retrofit showing empty 2×4 stud bays. After – dense-packed cellulose filling the bays, neatly trimmed at the edges]
Older Irvine neighborhoods like Westpark and College Park have homes built before wall insulation was standard. We drilled and dense-packed CertainTeed Optima cellulose into the stud bays. The before photo shows why the home had cold interior walls in winter; the after shows a wall that now blocks heat transfer the way it should. Most jobs like this are done in a single visit.
