Icynene Attic Insulation Nationwide

Icynene Attic Insulation: The Irvine Owner’s Guide

If your Icynene attic insulation has failed or degraded, we stock Icynene-compatible open-cell and closed-cell foam products and can match most existing installations in Irvine homes. Typical installed repair or replacement work runs $900-$2,800 depending on square footage, access, and whether we’re spot-filling or doing a full removal and re-spray. Most Irvine jobs are completed in a single visit, and we answer the phone live around the clock.

Here’s how most Irvine homeowners discover they have an Icynene problem: a bedroom won’t hold temperature in August, the air handler runs constantly, or they climb up to grab holiday decorations and notice the foam has pulled away from the roof decking. Icynene is a good product when it’s installed right. When it isn’t, or when moisture gets behind it, the failure is rarely subtle.

We’ve worked on Icynene installations in Woodbridge, Northwood, Turtle Rock, and University Park. The failure patterns are consistent: shrinkage at the eaves, moisture entrapment against the sheathing, and rodent tunneling through the foam after a roof or gable vent compromise. If you’re seeing any of that, here’s what you need to know.

Which Icynene Models This Applies To

Icynene produces two families of spray foam insulation: open-cell (Classic, Classic Max, and ProSeal) and closed-cell (ProSeal LE and MD-C-200). The open-cell products are the ones we most commonly work with in Irvine attics, particularly Classic Max, which has dominated the Southern California retrofit market for over a decade. Closed-cell Icynene appears more often in crawl spaces and rim joists, but we do see it in some cathedral ceilings and vaulted attic applications.

The compatibility gotcha every Icynene owner should know: you cannot simply spray a different foam chemistry over existing Icynene and expect it to bond properly. Open-cell over open-cell from a different manufacturer works in some cases, but closed-cell over open-cell traps moisture and causes the exact problem you’re trying to fix. We match foam type and density to the existing installation, and we verify what’s actually up there before quoting anything.

OEM Icynene product versus aftermarket equivalent: for open-cell repairs, we use Icynene or Demilec product spec-compatible foam depending on what bonds best to the existing surface. For closed-cell, the spec range is tighter and we typically stay with Icynene-compatible product. If you have the original installation paperwork, the model name appears on the contract or warranty document. No paperwork? We identify the foam type on site in under ten minutes.

Signs Your Icynene Attic Insulation Is Failing

  • Shrinkage away from rafters and studs. Open-cell Icynene can pull back from framing as it ages, especially along eaves where attic temperatures swing hardest. The gap may only be a quarter inch, but that’s enough to let conditioned air slip straight through.
  • Damp spots or staining on the ceiling below. This usually means moisture is trapped between the foam and the roof sheathing. In Irvine’s marine-influenced climate, morning fog and winter rain give attic moisture plenty of opportunity to condense against an improperly vented foam installation.
  • Rodent tunnels visible in the foam surface. Rats and mice burrow through open-cell foam. If your attic has a rodent problem, the foam often has to come out in the affected areas, not just get patched over.
  • Uneven room temperatures with the HVAC running normally. When a section of Icynene fails, the conditioned space behaves as if a window is cracked open. One hot bedroom over the garage in a Northwood house is a classic sign.
  • A persistent musty smell in the attic. Failed or moisture-compromised foam can hold organic odors. This is less about the foam itself and more about what’s growing in it.

Replacement Cost & What’s Included

For Irvine homeowners, here’s what you can expect to pay for Icynene attic insulation repair or replacement:

  • Spot repair (small areas under 100 square feet): $900-$1,500
  • Partial removal and re-spray (single slope or half the attic): $1,500-$2,300
  • Full attic removal and re-spray (open-cell, typical 1,200-1,800 sq ft attic): $2,400-$2,800
  • Full attic with closed-cell Icynene-compatible foam: $2,800-$3,400+

What drives the range: access (steep roof pitch, low clearance, tight eaves), the condition of the existing foam, whether we’re removing it or spraying over, and whether air sealing is needed first. Every Irvine quote includes removal and disposal of failed material where required, preparation and masking, the foam itself, and our written scope of work. All of it is backed by the 90-Day Done Right Promise. If the work isn’t right, we make it right, period.

We quote upfront with no surprise line items. Most Irvine Icynene repair jobs are completed in a single visit, which matters when you’ve got a hot bedroom and a family waiting.

DIY or Call Us?

Spray foam insulation is not a weekend DIY project. The chemical components require professional training and protective equipment, and an improper mix produces foam that off-gasses, shrinks, or fails to cure correctly. We say that plainly because we’ve cleaned up enough DIY foam jobs in Irvine garages and attics to know how expensive a $300 kit gets when it has to be cut out and redone professionally.

What you can safely do: document what you’re seeing (photos help), check for obvious rodent entry points around eaves and gable vents, and note which rooms are most affected. What you shouldn’t do: cut into the foam to “see what’s behind it,” apply spray-can foam over a large failed area, or attempt to pull down large sections yourself. If the foam is pulling away from the sheathing, it has to be cut out cleanly and re-sprayed by someone with the right equipment.
